Overture Dadeland

This project consists of the new construction of a 22-story residential building with approximately 213 units situated on a .90-acre site in Dadeland, Miami-Dade County, Florida. The building is approximately 401,595-square feet. The new residential building will be reserved for seniors aged 55 and older. The estimated total cost of construction is $64 million.

GFA Role
  • GFA is performing the construction materials testing for soil and concrete in accordance with the project specifications and the permitted documents. This includes lab testing for soil proctors, sieve analysis, organics testing, soils classification, and LBR testing, as well as field density testing and compressive strength testing of concrete and grout.
  • GFA is providing licensed inspectors to perform threshold inspection services. This includes performing inspections for reinforcing steel placement, post-tension cable placement, shoring and re-shoring verification, concrete and grout placement monitoring, pre-and-post fill cell grouting inspection, and structural steel connections for welds and bolts.
  • GFA is providing licensed inspectors to monitor the post-tensioned cable stressing, measuring, and recording of cable elongations and preparation of reports containing the results.
  • GFA is providing licensed plans examiners to perform plan review as required by the Florida Building Code. This service also includes physically processing plans through the authority having jurisdiction and the outside agencies for the master permit. 
  • GFA is providing licensed inspectors to perform private provider inspections for building inspections, roofing inspections, mechanical inspections, electrical inspections, plumbing inspections, and preliminary fire inspections.
